Sun City is the most distinct roofing market in the Valley and it gets treated like the rest of it far too often. Almost every home is single story with a low slope roof, which means the coating on top is the entire waterproofing strategy and the recoat cycle is the whole conversation. A great many Sun City roofs that get quoted as replacements are structurally sound and simply overdue a recoat, which costs a fraction of the number on that quote.
Sun City was built by Del Webb between 1960 and 1978, and Sun City West followed from 1978 into the 1990s. Very little here is new construction. Around here that mostly means low slope and flat built up systems, spray foam and coated roofs on single story homes, with shingle and some tile on the later phases.

The top coat is the sacrificial layer and it needs renewing roughly every five to ten years in this sun. Chalking underfoot, thinning to the point the foam colour shows through, or blistering all say the same thing. Done on schedule it is maintenance. Left too long it becomes a replacement.
Water still sitting a day or two after a storm means slope or drainage is not doing its job, and it strips the coating fastest in exactly the spot you can least afford.
This is a real problem in Sun City and it is worth naming. If someone tells you a sound roof needs full replacement without showing you photographs of why, get a second opinion. Ours is free and if a recoat is the honest answer, that is what we will tell you.
Sun City and Sun City West both have rules about materials and appearance. Establishing what is permitted before the scope is written avoids a rejected job.
A roof in Sun City isn't aging the way the same roof would somewhere milder. Phoenix area homes sit through well over a hundred days a year above one hundred degrees, and attic temperatures climb far higher than that. Materials expand every afternoon and contract every night, and that constant movement works fasteners loose, opens sealant, and makes anything brittle fail sooner.
Then monsoon season arrives, officially June 15 through September 30. It doesn't bring gentle rain. It brings microbursts that can gust well past sixty miles an hour, wind driven dust that packs into valleys, and enough water in twenty minutes to find any weakness the summer already created. A roof that has been quietly baking for nine months meets that in one afternoon.
We won't tell you over the phone that you need a new roof. It isn't possible to know, and anyone who does it's guessing or selling. What we do instead is get up there, photograph the field, the valleys, the flashings and every penetration, and then sit down and show you. Sometimes the answer is a handful of tiles and a flashing repair. Sometimes it's a full underlayment replacement. Occasionally the answer is that the roof is fine and you should call us again in two years.

It is possible, and it is also the most oversold recommendation in this part of the Valley. Ask for photographs of the actual problem. If a recoat will do the job we will say so, in writing, with the pictures to back it.
